Skiathos was just ranked the 2nd most beautiful island in Europe by Lonely Planet.
According to a recent feature highlighted by Greek Reporter, the island of Skiathos earned this top spot thanks to its crystal-clear turquoise waters, lush pine forests, and over 60 stunning beaches, including the famous Koukounaries Beach, often considered one of the best in Greece.
What makes Skiathos stand out is its rare combination of greenery and exotic-looking coastline, something not commonly found across the typically rocky Greek islands.

🏠 New Rental Tax Exemption for Landlords
Greece recently introduced a new tax exemption on certain rental income for 2026, but here’s the catch: landlords must declare it correctly using specific E2 tax form codes to benefit. This isn’t automatic, and missing or misreporting these codes could mean paying full tax instead of legally reducing your liability.
If you own property in Greece (or are thinking of investing), this is exactly the kind of opportunity you don’t want to miss. Reply to this email to understand how rental income is taxed, what exemptions may apply, and how to stay compliant while optimizing your tax position.
🧾 Who Qualifies for the Rental Tax Exemption?
Landlords can qualify for tax-free rental income under three main scenarios for the 2025 tax year:
Vacant → Long-term rental: If your property was empty from 2022–2024 and you sign a minimum 3-year lease in 2025, the income can be fully tax-exempt (Code 64).
Short-term → Long-term switch: If you previously rented on platforms like Airbnb in 2024 and move to a long-term lease in 2025, the new rental income may be exempt (Code 65).
Public sector tenants: Renting for at least 6 months in 2025 to eligible workers (e.g. doctors, teachers, military, police) can qualify, especially if the property was previously vacant or short-term (Codes 66–67).
That's it for this week's newsletter! As always, feel free to reach out with any questions, suggestions, or if you'd like to be featured.
Wishing you a fantastic week ahead filled with Greek adventures and memorable experiences.
Yassas!
